I break my own legs.

I thoughtfully included a moment of Schadenfreude for you rather than a pic of myself. . .no exciting cast, just a lovely stress fracture(s) to boast from my running.  I am enjoying a diet with a side of ibuprofen and calcium pills and a shot of milk here and there.  I have a few blogger pals on here who are anti-facebook so I thought I’d make an effort to explain (make excuses as two said) for not updating my run log for a bit.

In short, a public mea culpa.  You’re smart, I”m dumb.  You’re very good looking and athletically superior and I’m great at watching hulu.com.  So, turns out, after decades of dance and ballet, amping up a running program to prep for a marathon-I COULD have heeded some well “heeled” advice.

Stretching isn’t just a suggestion, it’s imperative–all the time, seriously.  Old rehab tricks like writing the alphabet in the air with your toes never goes out of style even if you aren’t planning on whipping out some fouette turns on the dance floor this weekend.  Rotating shoes, regardless of how cute they are or aren’t has to happen, ideally as often as every other day.  Change routes or at a minimum reverse the route and TRAIL/soft surface running should take up more of the training program.  Noted, in my pretty moleskine journal.  My bad.  Lesson learned.

Memorial Weekend

Crack down on Fake PCS and other news. . .

I’m sure I don’t need to tell you there have been lots of changes in the real estate industry in the last few years.  Rumor patrol is part of my job.  We had an amazing series of meetings with base officials, state organizations, and peers.  The result?  A few updates.

-Rumors have swirled for years that E5 and below are required to stay on base.  Not the case.  No USMC order exists nor is one planned.

-North Carolina has had some changes in the way fees can be assessed and collected for property management and tenants.  If you have questions regarding your lease, property manager, your rights as a tenant or owner, feel free to call or email.  If you are a tenant and have a dispute with the property management firm or the property owner, do not simply move out of the property and abandon your lease.  Consult an attorney or even a competing firm for help on how to constructively sole your problem and keep you out of the court system.

-FALSE PCS ORDERS.  Enacted in 2003, the Soldiers and Sailors Relief act (http://usmilitary.about.com/od/sscra/l/blsscra.htm) was drafted to protect Active (and later amended to cover Reservists) Duty Service Members.  With a simple thirty notice and a copy of PCS  orders(Permanent Change of Station), a service member could break their lease with no penalty.  For a variety of reasons: found a home they’d like to buy, tired of the current living arrangements, divorce, etc. there has been a rise in folks drafting FALSE PCS ORDERS to help them break leases or terminate a real estate transaction, abusing the Soldiers and Sailors Relief Act and creating financial turmoil for innocent builders, property owners and managers.  In the instance of the USMC, there has and will continue to be a crack down.  My firm verifies each and every copy of PCS orders breaking a lease or a contract by contacting the Command which has had mixed results.  In several instances the result was the active duty member being booted from their respective service.  If you’re reading this thinking about falsifying pcs orders, there are other, legal options (ask me if you have questions, regardless of where you’re located).  From this week forward, there will be a point of contact (POC) at Camp Lejeune who will research each and every inquiry and report back directly.  Don’t be that guy that gets caught.

Thank you all for an amazing year.  Some home sales were easy as pie, some a little complicated and some as tough as giving birth to a baby rhino (not sure, but imagine that it would be slow and painful, so I felt a handy analogy).  Thank you for all the close-call home sales too and I hope the stars align in the new year– after your promotion, baby’s arrival, graduation, marriage, retirement, divorce. 

I’m happy to count myself as ons of the few Realtors in the world who is still sitting at their desk during the holiday season responding to past, present and future clients.  It’s been a busy year and I’m already rolling into the new year swinging.

This year has been full of questions about the state of the economy, real estate, and the American Dream.  Part of being good at what you do is know when not to do what you love to do.  I’m thrilled with the homes and folks I have connected with this year but also the homes that didn’t sell because it simply wasn’t the right time for them to buy, pcs orders changed,  bad mix of risk and reward.  If you need more info about the local economy, want to talk shop. . .I’m always available, well, maybe too available which is on the resolutions list for the new year, but happy to help you figure out if now is a good time for you to buy or sell. . .or rent or lease. . .or look at an option contract.

Yowza!

I just spent a green tea break (breaking up with diet coke is so hard to do) and thought I would check in and see what the blog stats are lately and OHMYGOLLYINSERTVISIONSOFAHAPPYDANCE!  Thanks for your visits folks, they do mean a lot. . .any requests for topics to cover?  This season things tend to slow down a bit though I am finding myself ankle deep in sand and muck at job sites frequently enough these days but there’s a smidge more time to blog, so, there’s that.  More attention headed this way soon, I promise.

What else is new?  Weighing the options of going all apple, thoughts and feelings?  I prepped for my first five k and have to say, something nice about crossing a finish line (no, time wasn’t stupendous, however, I wasn’t last either) has me thinking I’d like to do it again now that running is finally starting to be a little more fun.  Running has been helpful in the splendor and fun that is a Marine Corps Ball. . .nothing like an evening gown and spanks to have you running to the gym!

Yet again number one. . .

Sooo, quickie update, yes, my firm was number one for all of last year for the whole of Onslow County and for the first quarter of this year as well and real estate is going just swimmingly here on Onslow County, which, generally, being known as “On-Slow” County is a feat in itself.

I was lucky enough to break away from work for the weekend to see two great pals get married up near Beaufort (NC) at a loverly new Golf Course community. . .which is looking a little slow to sell, lots of vacant home sites. . .sad that I can’t turn the work thing off at times. . . but looked like a pretty course so if you’re ever in Beaufort, I have a place to send you!  A group of gal pals and I are finally getting around to planning a group golf lesson or two. . .we have such crazy schedules I don’t know when it will happen, but we have more than one instructor who has been voluntold to be there. . .Hi Carl (in particular), sorry you told us what a great coach you were before you knew you were getting nominated!  I promise to not wear pink, Lisa on the other hand is on the look out for pink clubs. . .embrace it, it’s going to happen. . .I’ll bring a cooler . . . 🙂

Hope your summer is going well all. . .slather on the sun screen and if you’re enjoying a season of lowlights, a fabulous beach trick to try that will leave you looking like an extra from a Soul Glow Commercial but your hair in fabulous shape is to take an empty and clean spray bottle and dump in one third sunblock, one third hair conditioner and one third water, shake and spray all over your noggin. . . cheers to a season of not looking like a q-tip!
